Do you always respond to tenant issues promptly?  Are maintenance issues and repairs resolved professionally and quickly?  Are complaints and tenant issues handled appropriately, or are they just put on the back burner?  These are all important things property owners will deal with on a daily basis, and they must have good responsiveness in order to keep tenants satisfied.

If you want happy tenants who will want to continually renew their leases, then you need to be creative with your approaches.  Make them feel as if they are part of a great rental community.  Consider starting up a newsletter, holding holiday parties and special events, having an annual barbeque, or scheduling a community yard sale.  Tenants will appreciate the fun things you provide, and it will give them an opportunity to meet others in the rental community as well, so they can make friends in the area.

Consistent Staffing

While property management companies obviously have to change staff members out from time to time, they need to keep some level of consistency in their offices.  Tenants like dealing with the same people for their issues, and a high turnover rate could lead them to believe something just is not right within the company.  Staying consistent will give you a much better chance of retaining quality tenants.
