House hunting takes a more objective approach if you want to find the right home. Washington County real estate has plenty to offer yet it can become overwhelming trying to find a home that meets your exacting standard. Therefore it takes a more realistic approach to house hunting to help you find the home that will make you truly happy.

Beyond the Cosmetic

Most people are looking for a home that is move in ready. This means it is sometimes difficult to see beyond the cosmetic details and see the beauty of the bones beneath. When house hunting, it takes a sensible attitude when considering details such as paint colours, carpeting and other cosmetic details that might make it harder to picture yourself living in the home. Instead try to look at things such as the layout of the house, the size of the rooms, the natural light and the functionality of the space. You are going to paint each room to suit your taste anyways so seeing beyond the color will help you avoid missing out on buying a beautiful home just because the current owners have a penchant for orange.

Not Your Furniture

Another mistake many buyers make when looking at Washington County real estate is getting caught up in the personal belongings currently in the home. Look at the room, not the current owner’s taste in furniture. The furnishings do not come with the house. This works in two ways: 1) You may fall in love with the current furniture when in fact the house itself is not so great or 2) You may miss out on selling points in a home such as crown moulding and lovely windows because the furnishings are unattractive. Try to envision the room sans the furniture in order to get a more realistic image.

Good Measure

Last but not least based on the current furnishings and layout of each room you might be fooled into thinking a room is bigger or smaller than it appears. If you don’t want to make the mistake of falling in love, or worse disliking a home based on perceived size bring along a measuring tape and get a better feel for the actual size of the rooms. If you are in a great neighborhood, love the curb appeal and are then either thrilled with a space or disappointed because it seems too small, take some measurements of key rooms before you put in an offer or worse, cross a perfect home off your list.
